Why the Noida Expressway Is NCR's Fastest-Growing Office Market
1 April 2026 · 3 min read

The numbers
The Sector 126–144 corridor along the Noida–Greater Noida Expressway added close to 6 million sq ft of Grade-A supply between 2023 and 2026, at quoted rents of ₹45–65/sq ft — roughly 40% below comparable Gurugram product.
What's driving demand
- The Aqua Line finally solved last-mile access; Sectors 137 and 142 have stations at the doorstep.
- Jewar airport anchors long-term corporate confidence in the corridor.
- Large floor plates — 25,000–60,000 sq ft contiguous — suit GCCs consolidating from scattered offices.
- Parking ratios of 1:750 vs 1:1,200 in older districts.
Who is moving in
IT services, gaming studios, analytics captives and media houses dominate recent absorption. Coworking operators have followed: flexible seats in the corridor are up 3× since 2023, with flexi desks from ₹5,999/month — the best value in NCR.
The catch
Social infrastructure is still catching up — F&B and hotels lag the office stock, and Delhi-side commutes are long. For teams drawing talent from Noida, Greater Noida and East Delhi, though, the value is unmatched.
